False claims about deadlines to appeal the 2023 list for business rates
The Valuation Office Agency (VOA) has made us aware of false claims from scammers that the deadline for appeals to the 2023 rating lists is 30 June.
This is not true. You should be wary of anyone making this claim.
You are generally able to challenge your property valuation on the 2023 list at any time until March 2026. There are some positions where the time scale is limited by statute – for example, a Challenge based on a Material Change of Circumstances has to be made within a window set by the preceding Check determination.
You should be cautious of any agent who:
- tries to pressure you to make a decision or sign a contract
- makes claims about ‘unclaimed credits’ or similar
- says they are acting on behalf of the VOA
- demands large sums of money up front

Clients will be aware that MUA deal with a large number of Petrol Stations. PFS valuations for Rating are based on trade figures and the valuation breakdowns cannot be viewed by any outside body other than the appointed agent. If you are cold contacted by an agent telling you that they know your PFS is over-assessed, they are likely making this up unless they have access to your trade data.
