A food factory in the West Midlands that MUA have been instructed on for over 20 years was assessed in the 2005 Rating List at £315,000. Following an appeal by MUA, and comparing with other factories in the locality, the assessment was reduced to £252,500, saving the client £122,000 on rates payments for the 2005 revaluation period.

A large factory, occupied by one of MUA's food Group clients had a 2000 Rating List entry of £465,000 following a successful appeal against the 1 April assessment of £621,000. In November 2000 the factory was affected by flooding and suffered considerable disruption. The RV was reduced on appeal to £325,500. When the damage was repaired the Valuation Office sought to re-instate the assessment of £465,000. MUA appealed this assessment on the grounds that the threat of further floods affected the value of the property. Following lengthy negotiations a Valuation Tribunal hearing found in MUA's favour and reduced the rateable value to £350,000. The 1 April 2005 RV was subsequently reduced from £530,000 to £400,000. Total savings to the client as a result of the appeals exceeded £670,000
